1. We find the deal, negotiate the purchase and financing, and close on the property for you

If you have ever considered investing in real estate, you know there are a lot of things to take a close look at such as the area, current market conditions, the property condition, and the numbers behind the property. Extensive time and knowledge go into researching each of these factors when determining if an investment is a good deal for you. Not to mention, finding the right property is just the beginning of the process on your way to the finish line when you close the deal. When investing in syndications, the syndicator actually finds the deal for you, negotiates the purchase price, coordinates the financing, and ensures the deal makes it to closing. Roughly speaking, we look over 100 different properties before finding one that fits our criteria. This not only saves our investors time, effort, and money that would have gone into finding these opportunities but also gives them the confidence that these properties have been conservatively underwritten by professionals. 

2. You are a passive partner in the syndication

When investing in real estate syndications, you truly are a passive investor. You write a check at the very beginning and continue to receive checks monthly or quarterly, depending on the structure of the deal. That is the extent of your effort and time exerted in your investment! 

3. We execute the business plan to increase the property’s value  

The majority of the properties we look at are either mismanaged, need new tenants in place, or require improvements or renovations done. We execute the business plan in order to reposition the property and increase the net operating income, ultimately increasing the overall value of the property. 

4. We collect rents and distribute monthly or quarterly profits to investors 

We collect rents and ensure all expenses are paid out. Our accounting team then distributes profits to our investors either monthly or quarterly and you receive this cash flow throughout the life of the deal. Mailbox money! 

5. We refinance or sell the property and return the investor’s capital plus any additional profits

When we purchase a property, we typically have a timeline we are looking to follow, such as a 5-year hold. We execute our business plan in order to improve the property during that time and then sell it ideally for more than we made, resulting in a higher return for our investors. Another option once we reach the end of this timeline is refinancing the property, where we take out tax-free money. Investors then get some or all of their capital back and then continue to receive cash flow on the remaining capital that is left in the deal.
